Who's Behind The Door?

As a REALTOR®, do you ever stop to think how much respect and trust is given to us by the sellers of property? People we have never met before trust us to bring other strangers into one of their largest investments and prized possessions.

On the other hand, what do you do when you happen to see a property that may be perfect for your buyers and they ask you to show the property to them? You have your E-Key and you don’t think anyone is home. Do you knock on the door? Knocking is no guarantee that there is no one home. The seller might not have heard you knock. The seller could be asleep or in she shower or just not answering the door. What if there is an armed alarm system?

Besides risking an embarrassing or disturbing situation by entering the property, it could also be a violation of the REALTOR® Code of Ethics and Standards of Practice of the National Association of REALTORS®. It states in the Standard of Practice Article 3-9, “REALTORS® shall not provide access to listed property on terms other than those established by the owner or the listing broker.” If you have not viewed the showing instructions, how do you know if you are following the showing terms?

Plan ahead and be the best in the business. Have your log in set up on your phone so you can quickly access showing instructions and be able to explain to your buyer that you will show the property as soon as showing permission is granted.
