Among the top ten zip codes in Orange and Seminole counties with the most first-time homebuyer inventory, there were 511 Orlando-area homes listed below $197,050 in June. Throughout the entire Orlando area, there were 1,641 homes available for below $200,000.
Homes in first-time homebuyer price category move very quickly; there was less than a two-month supply in June (a supply of six months is considered the hallmark of a market that is balanced between buyers and sellers).
In Orlando, the median income for first-time homebuyers is $40,297. The median income is just shy of the $43,457 that prospective buyers need to qualify to purchase a home for $197,050 with a 20 percent downpayment.
Orlando’s overall median income for June is $59,261. Buyers who earn this amount are well positioned to qualify for the purchase of a home listed at or below Orlando's median price of $250,000 with a 20 percent downpayment. Those who can bump up their purchase price to $250,000 will find a significant increase in choices; there were 2,669 properties in June listed at or below $250,000 within the Orlando area.
