Starting your own property management business? Already operating one but not sure what you're doing wrong?

Starting or operating a profitable property management company is no easy task. Unlike real estate sales, income from property management services follows the law of small numbers and lots of transactions. It's also a detailed business, full of emergencies, usually others, which become yours. This program will help you understand:

  • The legal entity: Should you become an LLC, Sub S, C Corporation or other?
  • Proper insurance: Liability, "named as additional insured", E&O
  • Determining market demand for what "they" need and what you're capable of offering
  • Paperwork: What forms to use, where to get them from, how to store them
  • How to attract clients and what kind of clients do you want
  • Differentiating yourself from the property management "pack"
  • How to determine your fees and generate additional income besides management fees
  • Contracting with outside vendors Bulk service overrides
  • Collection practices and proper accounting/security procedures Leasing services, in house and for property management clients
  • Lease renewals and additional income sources Internet statements and banking or conventional mail?
  • Hiring staff as you grow. Remember there are no home run "closings" in property management, your steady income is all you have to work with
  • Increasing your business thru your existing business
  • Creating tenant loyalty programs to insure renewals
  • Does it make sense to obtain your CAM license and expand into Association management?
  • The Landlord/Tenant Act and its impact on your business

Ms. DeLuca is an instructor for many continuing education and GRI courses. She has also written several courses for the Florida REALTORS® and two GRI courses for the Nevada Association of REALTORS®. Ms. DeLuca was awarded the 2008 REALTOR® of the Year for the West Volusia Association of REALTORS®. She has been featured in both Florida Realtor® magazine and REALTOR® Magazine.

In order to receive "CE" credits for any continuing education class(es), attendees must:
  • Be physically present for the entire program from beginning to end;
  • Sign any/all morning or afternoon attendance sheets; and
  • Refrain from using cell phones and laptops, except during designated break times.

Registration fees shown are for ORRA members who pre-register. Registration for non-ORRA members (members of other associations) is an additional fee of $15 (unless otherwise noted). On-site registrations will incur a fee of $15 in addition to the applicable registration fee.
